Our former long term park was flash flooded last week from the storm and we were forced to evacuate. We called and showed up after hours. Within 15 minutes, the manager Lindsay arrived and got us a spot until the background check was complete. We are so grateful for her time, kindness, effort, and keeping us informed. The facilities are clean and well taken care of. All of the residents/staff have been so helpful and welcoming. Good people live here. We look forward to making new memories here -Ben and Kristyn

This park is gradually getting worse. Rent goes up like all places so that's nothing to complain about, but this place has a greedy habit of adding new fees with very little notice. The latest one is a $25 a month "shed fee". Last year they raised the rent multiple times by a significant amount, after which management verbally assured many people that it wouldn't be raised again for "a couple more years". Sure enough, this year it was raised again with surprise new fees being added as they see fit. Of course their response to this is "go somewhere else if you don't like it." Be warned if you come here, that will be the conflict resolution response. They will also tell you that they're just doing what all the other parks do, but if you go and speak to many of the people in the parks in and around Zephyrhills, you'll find Ducky's is becoming one of the greediest when it comes to trying to squeeze as much as they can out of their residents. This was not the case 3+ years ago. And no, you are not seeing any improvements or amenities added for the ever-rising costs, in fact there seems to be less - for example, lawn care was practically nonexistent last winter. If you're looking for a place to go to relax and enjoy yourself that seems to actually appreciate its residents, look elsewhere. If you don't mind a place that only sees you as a walking dollar sign with no customer service or care to maintaining a fair client relationship, come on down. At least you'll be in Florida.

We need to stop with the negativity..Everyone as the right to make there own choice it they want to live here or go....You don't like the park , you move... you like the park you stay.. Yes new Owner comes with new rules.. and sometime more money , but it's not the only park that is raising there lot rent. We want to welcome new people, new buyers. make new friends, and new neighbored. Things will be sorted out.

Park has definitely changed. I've got family there and some new owners have completely changed up things. Now there is a fee and new charges for multiple things. Individuals that are in the park I feel are being taken advantage of possibly due to their age. Recently they removed the Facebook page because many people are upset with how they are being treated. As a full time RVer it's a shame when parks do this. I know many residents don't wish to review for fear of reprisal, but management and owners need to realize what they are doing. It's crazy how you can charge more and more to the residents yet everything maintenance wise is dropping
