Please note, there are so many terrible things about this park that my husband illustrated in a prior review. In addition to being a terrible dog killer there are many issues with the property manager. Don't have your dog or cat anywhere near this park. If she dislikes you, she will poison your fur baby. In addition, she lies about notices served. She works with the tow truck companies to tow your car against Colorado state law. She does not serve proper notices. We filed a claim against her eviction notice in the courts, and within 24 hours they called to schedule mediation. They know what a liability she is,, incompetent and vindictive Once we prevailed in that area, she poisoned our dog. She's a liar. Her rules change for everyone. Happy to be away from Sleepy Valley hell. Please stay away from this nightmare place. I would be happy to talk to anyone that had questions. Please note, management only responds to positive reviews. They know their faults and the flawed and under qualified person they have hired to represent them. And I have, as other residents, have filed complaints with the Colorado Housing Authority. I will keep yelling until someone listens.

For those reading the reviews and weighing the red flags against the green flags and for those considering staying here on a non-permanent basis(vacationers and short-term stays), read on. We have stayed at well over 40 campgrounds in over 25 states over the course of two years. We travel with two adults and a dog in a larger fifth-wheel camper. In consideration of these facts, we know what we're doing; we're familiar with common practices, policies, and problems. In our times, short of posting obligatory Harvest Hosts reviews, we have never left a review of a campground or mobile home community. If you value safety, peace of mind, and reliability, do not sink any time into this place beyond reading the reviews. If you have a dog, do not pass go, do not collect $200, stay away. In early May 2024, we spoke with management over the phone and requested a month-long stay in August 2024. We were told, essentially, they should have a site for us, but to call back at a later date to confirm. Approximately two weeks before our scheduled stay, we called again to confirm and were advised that they had a spot for us. We were slated to arrive on Sunday 04 August. We were not advised that there would be no one on-site to accept us or provide a site number upon our arrival. a Upon our arrival on 04 August, we pulled into a nearby parking lot and began (a long process of) attempting to reach the property manager. We walked to the office and found no one on-site. We also observed a poster confirming the reviews mentioning a parvo outbreak at this location. We returned to our rig and continued attempting to reach the property manager, as we had agreed upon an arrival date of 04 August, a Sunday, but had not received any written confirmation or instructions, including a site number. While making these phone calls and leaving messages with the answering service, we observed several individuals walking past the "community." Based upon my experience as a former police officer, I believe these folks posed a safety threat to my family. Given the lack of communication from management and the apparent safety risks, we were forced to find another location to stay at. This was extremely difficult due to it now being a last-minute stay request. On Tuesday, 06 August, we finally received a callback from Venus, the property manager. She attempted to gas-light us by stating she had told us that no one would be on-site on Sunday. We informed her to discard our reservation. Make your own conclusions, but be advised of the following facts about the "community." -Management advised they only accept money orders. No checks, no cash, and no cards. A month's stay was quoted at $1063.00. -The location has a publicly-posted warning of a parvo outbreak. -Management does not provide any written confirmation of reservations. -Management is extremely difficult to get a hold of, even during regular business hours. We had to call no less than 6 times and left no less than 2 voicemails when attempting to confirm two weeks prior to our stay. Management, no further response is warranted. Potential short-term stays, stay away.

Venus is a con artist. My husband was a vendor for this establishment and basically they screwed him over for over $2000.00. Venus was cashing his pay checks. Which come from a different company. To her office. I guess she couldn't help herself.

just got notified of a huge site increase . i've been scraping by , but now , being on social security , this increase , in order to stay here , i will have to give up my phone service , my internet service , likely will not be able to pay my auto insurance , and the worst , no groceries from the store , strictly from food bank which is limited in what they have to offer . retirement never looked so bleak.

BEWARE INNOCENT PEOPLE LOOKING AT THIS PARK. PLEASE READ THIS WARNING. SLEEPY VALLEY IS NOT WORTH THE RISK IT POTENTIALLY POSES TO YOU AND YOUR FAMILY. ESPECIALLY IF YOU LOVE YOUR PETS. Don't ever move here. Living here has been terrible. The park manager and whoever she works for a management are terrible people. She has been allowed to treat certain people horribly and no consequences have been put up on her for her actions. And it just so happens that at least 3 if not 4 lots in the park had dofs that got sick ours being one and all of the 3 I know of for sure she has issues with. She actually posted flyers that said there was a parvo outbreak just a day or so after they got sick and none of them actually had parvo. It was as if they were poisoned. Symptoms were similar to parvo except no blood. I was also told by another resident that had helped her move and spent a lot of time with her that she had openly admitted to him that she had poisoned and killed people's pets before. Not all the dogs survived this incident. This woman needs to be stopped but it doesn't seem like anyone feels like we could do anything to stop her. She thinks it is funny to screw with people's lives I know this because one day she was harassing me in the parking lot and I asked her that very question if she thought it was funny and she laughed at me. Her name is Venus gaulden. Stay away from this horrible place. She makes you think she is all sweet and kind and one day out of nowhere she turns on you. She murders innocent babys. The dogs that suffered at her hands didn't deserve what she has done. None of the families she has hurt deserves to be tormented by her. She is a very real domestic terrorist. She enjoys it. It's wrong. KEEP IN MIND MY DOGS NEVER GOT SICK THE ENTIRE TIME I HAVE HAD THEM. NOT UNTIL LIVEING AT SLEEPY VALLEY AND WE HAVE BEEN HERE ALMOST A YEAR. 9 TO 10 MONTHS. RUMORS SPREAD SHORTLY AFTER THAT IT WAS IN THE GROUND WHAT MADE THEM SICK. IF IT WAS IN THE GROUND OF THE LOTS THEN EXPLAINE WHY THE DIDNT GET SICK BEFORE. VENUS GAULDEN AND AC MANAGEMENT ARE EVIL AND DO NOT DESERVE ANYTHING BUT THE PAIN THAT THEY HAVE CAUSED FOR EVERY ONE PERSON AND FAMILY THAT THEY HAVE HURT AND INNOCENT ANIMAL THEY HAVE KILLED.
