We stayed here for a couple of days. It was the only park in Denver with availability. It was also reasonably priced considering how expensive Denver can be. Pros: 1) location. We’re from Texas so anything within 20 minutes of a place is close enough. We wanted close to the ball park and it was either this place or a KOA in Ft Collins an hour away. 2) full hook ups 3) green belt to walk the dogs … this is going to be on the con list also. 4) staff. I called to reserve because we were in transit. She was very upfront about the no refunds policy. We paid for one night over the phone and paid for the rest the next morning. Cons: 1) the park is a bit run down. I did some research and it was a mobile home park that’s been in flux for a couple years. 2) the electric was a bit … suspect. Technically we had 2 boxes to choose from. One wasn’t working. The other was, but it sparked on me more than usual while plugging in. I opted to cut the power before continuing to plug in. 3) the water spigot had 2 connections very close to the ground. Luckily we use one of those flexy connectors on our filter so it wasn’t an issue. The spigot is also very close to the power which made me a little nervous given the sparky nature of the box. 4) the sites are not level. The section they have set up for short time guests is basically a parking lot. I walked the site before pulling in to remove debris. 5) green belt. The area isn’t well cared for. There is a lot for trash and dog droppings in the area. They really just need a grounds keeper maybe. 6) no real amenities other than laundry - no pool or dog park … it’s pretty bare bones. 7) it’s right next/under to the highway so it’s a bit noisy. Light sleepers might want to bring ear plugs. Overall this park fit our needs for our short stay. I would have chose something else if we had planned a little better and if we were staying longer than a couple days. Some of the other reviews mention safety … the area is dirty/unkept, but not unsafe. I think sometimes we confuse these things. It’s basically squished between the highway and some hospitals. I wasn’t concerned about safety.

Nastiest rv park I’ve ever been in. Trash surrounds all the grassy areas so every time you walk your dog you get to walk around in trash & there are huge mounds of fire ants. This place looks abandoned so it’s insane they charge $950 for two weeks. Save your money and go elsewhere if you can. Can not even sit outside because they face your camper doors with the camper doors next to you. The area is pretty sketchy as well, lots of homeless people & drug use in the area. For how much they make at this place they should take better care of it & make it feel more homier.

This place is an absolute dump. Was renting a house from the Jewish and homophobic owner, Faye, and was told a story that the property was being sold and thet we wouldn't be able to renew our lease even though we wanted to. We were informed of said "sell" around July 12th. Starting then, we started looking for a new place. Found a place and started the process of paperwork and applications. Finally got approved to move in July 25th. We started the moving process almost immediately. We were moving from a 3 bedroom house to a one bedroom apartment. This means downsizing and making choices of what to bring. I also work full-time, take care of my disabled husband, and only have one car. So needless to say, it was going to take some time to move out completely. We were still moving as of August 3rd with the rest of our stuff ready for one last trip. That evening I went to the hospital because I had been feeling bad for a few days. I had a blood infection and was in the hospital until Wednesday afternoon. As soon as I got out I reached out to the glorified receptionist Veronica and let her know what happened. She informed me that the Jewish homophonic owner, Faye, had entered the house and threw away my stuff. I told Veronica that I would be by Thursday to get the rest of the stuff. When I showed up Thursday, all my stuff had been gone through, as in dumped on the floor as rummaged through. There were items missing, as well as a bag full of geodes, gemstones, gold, silver, and a latch hook my dead grandmother made for me when I was 8 years old. I asked the Jewish homophonic owner, Faye, what happened to my stuff today and she admitted that some was taken and the bag with my gold, silver, geodes, gemstones, and my latch hook had been "thrown away". Full disclosure. Were we always on time with rent, no. Did we pay every month including any late fees, yes. Turns out, they didn't want to renew our lease and instead of saying that, lied and said the property was being sold. So since they broke the lease agreement as of around July 12th we legally have 30 days to get all property from the residence. They do not understand or know landlord/tenant laws. It's very sad. Both of there girls at the front (and yes they are girls, they are not adults) are incompetent and honestly snakes. Don't give then your money. Much better places around.

Keep looking. For $60 a night you get pedestals with wires hanging out, long term residents that don’t maintain their lots and everything on the property is in disrepair. 10 showers and only one works. The messiest laundry room I’ve ever seen, an empty pool, a sun deck that is locked. When at the dog park your view across the river is of homeless people in tents. Definitely not worth $60 a night.

This was the worst RV park I have ever stayed in. I paid $61 for one night and it was awful. The site I was assigned had cars parked in it. Office was closed (they close at 3pm!) So we used the empty site next to it. The electric didn't work so we had to run our cable under the RV and plug into another site. The site was EXTREMELY unlevel. It humped up then down. Since we were staying hitched we couldn't do anything to help the height. It was so unlevel our door could not close with the stairs out. We had to manually tilt it so the side with the stairs was much higher so we could close the door. The sites all have weeds. They asked the year of our rig, so I assumed they had a 10 year rule. Definitely not! Some of the trailers there looked like they hadn't moved in 20 years! They asked the breeds of our 2 dogs so I assumed they had breed restrictions. Yet I saw someone walking a large aggressive breed. The "pet walk" is the weeds next to the road. It is FULL of dog poop, trash, and broken glass. There is noise from the freeway. And right across from the RV park is a homeless camp with tents that had fires lit (there is a fire ban in Colorado right now). I felt VERY unsafe in this park, it was dirty, and we were miserable here. And for $61! Horrible place.
