Staff was amazing and very accommodating. The grounds are kept up and many opportunities for trails and fun get togethers they put on. The pool is very refreshing as you can look up through the trees to see the clouds floating by. We left for a short trip leaving things behind and staff checked in our site with there rounds all was secure. Definitely will recommend and come back again.

We booked this place through coast to coast. They added $31 a night for resort fees, and utility fees. I am Not one to complain about added fees if it’s warranted. This was not warranted. The park overall is completely run down. Not well maintained at all, bathrooms, laundry room and clubhouse were all filthy and had multiple broken components. The playground is not anchored and with the right amount of force could tip over. The dog park was covered in feces, as well as most of the park. Most people live here full time, and it’s what you would expect from a typical trashy trailer park. Trash all over sites, mattresses set outside, dog kennels that are not taken care of. There is also an issue with the water, and septic tanks. There was always water leaking from holding tanks 🤢. Also they were having major issues with electric services and had to have the electrician out multiple times. We couldn’t get out of there fast enough. I’m only giving location a 2 star because it gets you out of downtown Albuquerque. That’s it. Run from this park. It’s not safe.

The location is cozy and backs to the woods. The staff was very friendly. However this does not make up for the condition of the property. There was trash and cigarette butts throughout including broken glass on our site and on the trail. The men’s bathhouse was terrible. Two toilets out of three were not functioning and not flushed or cleaned. Mold in the showers. No water in over two weeks for one of the sinks and one of the toilets not working. The place was about 80 percent full of permanent residents who do not keep up their lots I hope management fixes these issues as the location has so much potential

Here's why we're leaving and will never come back. There has been no water for over a month now. They had this manager who physically assualted their staff at a BBQ in front of the whole community. He constantly drinks and parties, we even watched a video of him breaking bottles all over the road and drinking in the playground, then driving off through the park. He would constantly run his loud truck through the park, speeding at all hours of the night. He would often send messages threatening to evict us in mass for speeding, and then paced everyone and followed us through the park, but he regularly rolled charcoal in the park and tore up the road....Then the regional manager comes in and says how much she loved him. She only offered us $25 for living without water for a month plus. They promised us they'd fix it soon, but wouldn't say when, that was over a week ago.. We have neighbors tell them they've been living without electricity and their vehicles were vandalized woth human waste, and they brushed it off and didn't offer any concrete solutions. The grounds are unkempt, covered in weeds, beer bottles, and dog poop. The bathrooms have never been cleaned once while we were here, especially the men's. You can tell its been at least a season by the size of the mold growths. The laundry room doesn't look cared for and the machines are never wiped, full of sand and dirt. The lots are tiny, we couldn't extend any of our slides and neither could our neighbors. How's about some security? Let's enforce the rules of the park on everyone, enforce your staff to maintain the ground, make sure your spaces are big enough to fit your guests, and deliver basic utilities like it's a necessity not a luxury? Utilities should be fixed within 24 hours, not going into months. To top it all off, BJ greeted us by being rude and disrespectful from the moment we tried to talk about our problems

**Visiting date:** Beginning of July 2024 **General opinion:** I can confirm that this campsite is of very poor quality. **Problems encountered:** - Grounds:** - The pitches are not spacious enough. - There isn't even space to open our steps. - Faulty equipment:** - My electric breeze was defective. - I had to move to another lot after I'd already set up the trailer. - Cleanliness:** - Dog feces everywhere. - People who go to the dog park don't pick up the droppings. There is an obvious maintenance problem on the grounds. - Pool:** - The pool is always a questionable green color. **Notice to Coast to Coast members:** - There is a surcharge of $25 plus tax, or $32. - Be careful if you have long-term rentals, as this will cost you as much as renting without using Coast to Coast. **Conclusion:** This campground falls short of expectations in terms of quality and service. It is important to consider these aspects before planning your stay here.
